Energy Performance Certificates

What is an Energy Performance Certificate? 

An Energy Performance Certificate (EPC) evaluates a building’s energy efficiency, rating it from A (most efficient) to G (least efficient). Accompanied by a Recommendation Report, the EPC provides tailored suggestions for improving energy performance. Under the Energy Performance of Buildings (England and Wales) Regulations (EPBR), it is mandatory to obtain an EPC for any buildings constructed, sold or let since 2008 in the UK.

You must have an EPC if:

  • You rent out or sell the premises.
  • A building under construction is finished.
  • There are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems.

 

As of April 2023, landlords must ensure that privately rented properties have an EPC rating of E or above in compliance with Minimum Energy Efficiency Standards (MEES). For various sectors, including healthcare, education and commercial workplaces, EPCs are crucial for demonstrating compliance with energy regulations and improving overall operational efficiency. These certificates provide valuable insights into energy consumption and highlight opportunities for enhancements that can lead to cost savings and a reduced environmental impact.

If your building has an air conditioning system with a cooling capacity of 12kW or more, you are legally required have a valid air conditioning inspection report and certificate, which then lasts for 5 years.

  • Banned Refrigerant: Such as ozone depleting R22.
  • Leaks: Refrigerant leaks reduce system efficiency, equipment lifespan and are harmful to the environment. 
  • Poor Maintenance: Dirty filters, clogged coils, loose belts, faulty bearings and dampers, and lack of routine maintenance will reduce system efficiency.
  • Inadequate Insulation: Poorly insulated pipe and ductwork result in energy losses.
  • Outdated Systems: Older units may not meet modern efficiency standards.
  • Poor System Control: Faulty controllers, inaccurate timer settings, extreme or conflicting temperature settings.
  • Oversized systems: Consume more energy and endure more wear and tear form increased cycling.
